Designing a conversion layer within virtual property tours to turn passive viewers into qualified buyer leads.

Introduced a structured interaction layer within the Little Hinges tour experience — capturing and qualifying buyer intent at the point of engagement without removing users from the environment.

Virtual property tours had engagement but no conversion. Buyers browsed, agents couldn't see intent. Traditional lead capture forms would break the experience. The problem was capturing buyer readiness at the right moment without removing them from the tour.


One constraint shaped everything: don't break the tour. Inspect Now had to sit on top of the experience, not replace it. Capture intent rather than just data — offer readiness, finance position, settlement flexibility — signals an agent can act on. Buyers who weren't ready kept browsing. The tour stayed unchanged for them.

Entry Layer

A persistent, non-intrusive interaction layer was introduced. A CTA anchored in the interface surfaces contextual signals — visitor count, recent activity — without full-page interruptions.

Authentication

Authentication was designed to minimise friction while maintaining context. Social auth was prioritised, the tour remains visible in the background, and layouts are mobile-first throughout.

Agent Experience

Leads are delivered with structured context, not raw data. Agents receive offer value, finance readiness, settlement preference, and buyer details — replacing cold outreach with informed engagement.

System Design

Supporting systems include menu structure covering account, properties, share and enquiry; a progressive enquiry flow; session-aware user data handling; and multi-device consistency.

Gabi is a small character that responds to what the user does — celebrating completions, reacting to feedback. She's not functional. She's the detail that makes the experience feel considered rather than clinical.


Agents receive a complete buyer profile at the point of enquiry — offer value, finance readiness, settlement preference — instead of piecing together intent from a cold call days later. The feature shipped into the existing tour without disrupting it.


What made this work was restraint. The tour is the product. Inspect Now is an opt-in layer that disappears if you don't engage with it. Getting that balance right was harder than building the feature.
